The project taps into strong rental demand in the Bangna area from foreign residents and EEC workers, with partnerships with Airbnb, Agoda, Booking.com, and Trip.com to boost mid-to-long-term tenant base and target 80% occupancy rates.
According to Abhisit Suntharachuekiat, CEO of Origin Vertical Corporation Limited, Bangna has high growth potential due to strong transportation connectivity with two BTS lines (green and yellow), along with over 100 billion baht in major public and private sector investments that position the area as a major eastern Bangkok landmark.
Bangna is surrounded by complete amenities including shopping centers, office buildings, international convention centers, international schools, and leading hospitals, supporting comprehensive modern lifestyle needs. Over the past 10 years, land prices in the area have grown 5-10% annually, with main road properties currently valued at 140,000-200,000 baht per square wah according to 2566-2569 assessments.
The area hosts one of Bangkok's highest residential demands, with approximately 350,000 working-age residents, including 150,000 company employees and over 200,000 workers in industrial and logistics sectors. As a logistics, industrial, and office hub, Bangna sees continuous growth in both owner-occupied and rental residential demand, pushing condo prices from 85,000 baht per square meter in 2565 to approximately 100,000 baht currently, with average annual growth of 4-6%.
The Bangkok Mall mega-project, valued at tens of billions of baht and launching in phases by year-end with full opening next year, is expected to significantly boost property values.
